Model of material that expands with temperature

I want to simulate a situation in which a material is wrapped around a cylinder and the whole assembly is placed in a borehole (please see attachment). Due to the increase in temperature, the material (depicted with red) expands and occupies the entire gap.
So the first approach that came in mind was to set a step function with a transition around the expansion point and change the properties of the air with the temperature; from air to the material that expands. It works fine for heating, but when the system cools down, the material is changing its properties to air again, which is what is expected and what I am trying to avoid.
In other words, I want to model a material that expands with temperature and stays expanded after that temperature point. Is there any way that one can set the transition in properties inside the material, by using only the heat transfer module? Does anyone have any suggestion on how to do that?
